NEW Testimonial – A BIG THANK YOU TO MICHELLE and ROY !

I am writing this message in regards to Michelle and Roy Dunbar. In July of this year we contracted with Caldwell Bankers through Michelle and Roy, to represent my wife and I in the sale of our home in Bradenwoods.

Within a couple of days of our initial meeting Michelle was able to present us with a thorough market analysis of our neighborhood and specifically our home along with a realistic marketing plan. At that point we were able to establish a fair asking price. Within a couple of weeks of that counseling we received our fist viable offer from a serious buyer.

Unfortunately, the sale didn’t close because the appraiser selected by the buyers finance company was not at all familiar with the Bradenton/Bradenwoods area and appraised the home $30,000 below the agreed upon contract price. The buyer refused to bring in a second appraiser as suggested by Michelle and wanted to buy the home at the under appraised value. My wife and I refused to negotiate any further with this buyer and decided to move on. In the meantime, Michelle supported and agreed with our decision 100%. She stepped up to the plate with strong encouragement and a continued aggressive marketing plan at our original asking price. Her positive attitude in dealing with this setback was certainly an encouragement for my wife and I.

Over the next few weeks we had numerous showings and a couple of open houses. In about another 4 or 5 weeks we received another viable offer from a different buyer. This offer was a little below our bottom line price, but with Michelle’s guidance concerning buyer and seller fees, other seller cost, and incentives we were able to negotiate an acceptable and fair contract with this buyer that netted us what we needed in order to purchase a new home for ourselves.

But, as fate had it, this sale and contract was contingent on the sale of 2 other properties in a string of dominos. The entire domino string was not readily visible in our contract. So, when the first domino did not fall as scheduled, financing was denied to our buyer and the contract was cancelled…. Oh No !!!, another failed sale. My wife and I were discouraged and ready to give up. Although, Michelle had more tricks up her sleeve and was not going to let that happen that easily. She immediately started working with the realtors representing the forward properties (at least 2 of them) in the domino chain – researching the cause, initiating a corrective action plan and motivating those realtors representing those other properties. Sometimes Michelle even did their jobs for them. On a personal level, she wanted to make the sale of our home happen. About a week later the 1st property in the chain was able to secure a “cash” buyer and the game was back on. We re-wrote an identical contract with our most recent buyer – just changing dates. I was blown away with Michelle’s personal attention and efforts. I know she is paid on commission, but I truly felt that she had our best interest in the forefront. Michelle’s tremendous efforts and expertise culminated in the successful closing on the sale of our Bradenwoods home on 11/18/2014.

My Michelle and Roy story doesn’t end there. Michelle and Roy also represented my wife and I in the purchase of a brand new Neal built home in the Rivers Reach sub-division in Parrish. Their representation helped save us Thousands of dollars off the list price, closing cost and incentives. We originally contracted for this home in August, and it was contingent on the closing of our home in Bradenwoods. But, due to circumstances concerning our Bradenwoods home, closing on this new home was sometimes in doubt. Michelle and Roy continually worked with the Neal representatives on our behalf to keep our purchase alive in spite of multiple schedule setbacks. They made sure that 100% of the endless paperwork was taken care of and updated through “DocuSign”. We closed on this purchase on 11/19/2014.

I guess in short I like to bring to your attention our complete satisfaction with Michelle and Roy Dunbar and the fact that they saved us Thousands of dollars on both the sale of our Bradenwoods home and the purchase of our Rivers Reach home. They motivated us to stay positive and keep looking forward when we felt discouraged. Michelle and Roy always made us feel that we were their most import clients. The personal attention we received was a reinforcement of that feeling.

Moving forward, I will highly recommend Michelle and Roy to any family member or friend that needs the representation of a realtor.
